It can be a hassle shopping around, getting quotes, filling out forms, and trying to understand what is included. We’ve simplified the process by including renters insurance for you.
Liability Insurance
Our renter's insurance policies also have you covered for accidental damage to the home caused by water damage, fire and other unforeseen events.
No Move-In or Lease Preparation Fee
When moving into a property, residents are often charged numerous fees by property management companies, totaling as much as $500. You will not be charged for move in fees.
Utilities Concierge Setup
Save time, money and stress with our Utility Concierge. One point of contact to quickly and easily set up all of your utilities and home services, rather than individualized requests to specific companies.
Convenient Move-In Self Inspection
Residents can enjoy the convenience of moving in at their own time. A lock box is provided on the lease start date. Residents will be able to complete the supplemental move-in report using the provided online app.
24/7 Communication
Most property managers are available only by phone and only during business hours. We take great pride in that fact that our team is available when you need us, by phone, text, or email. We make communication fast and convenient for our tenants.
Tenant Portal

Free Online Payments
You can set up free recurring payments to automatically deduct rent. Many property management companies charge transactions fees for online payments. All online ACH payments are accepted free of service charge.
Late Payment or NSF Waiver
Receive a one time fee waiver of returned ACH or check payment fee and a one time waiver of a late fee (if rent is paid by the 10th of the month).
Regular Maintenance Inspections
We schedule visits to check on the property to make sure you are doing okay and see if there is anything that may need attention. Our extensive inspection reduces future issues during your tenancy and lowers utility costs.

HVAC Maintenance Program
Furnace and air conditioning maintenance makes sure your system is running as efficiently as possible. During the technician's visit, we will be inspecting and cleaning the components of your HVAC system to improve air quality, reduce unexpected repairs and lower energy costs.
Furnace Filter Delivery
No inconvenient drives to the store. We send air filters to you without you having to do anything, except change the filter. Routinely changing filters keeps the air cleaner, reduces energy bills by up to 15% and can avoid tenant caused damage to HVAC system.
No Cancellation Fees
We understand things can be forgotten from time to time. No worries. Unlike other companies, we never charge a cancellation fee for missing or rescheduling maintenance and vendor appointments at your property.
No Lease Renewal Fee
Tenants are not charged the typical lease renewal fee assessed by many other property management companies.
Detailed Landlord References
One big challenge tenants face when applying to rent is being able to document their residence history to qualify. During our maintenance checks, we document the condition the property is being kept. We do this as a benefit to you to help with the application process at a future property.

Gutter and Roof Cleaning
We will take care of cleaning the gutters and roof on your property to avoid any possible water or shingle damage that may be assessed to the tenant by not cleaning the gutters and roof.
Tree Trimming
As part of the lease, keeping up with brush and tree trimming is the tenant’s responsibility. No worries. Our team will consistently trim trees and brush, so you can spend more time doing the things you enjoy.
Weed Control
To keep weeds at a minimum and to reduce your time pulling weeds in landscaping and cement cracks, we will apply professional weed control at your property.
Lawn Fertilization Program
To keep the lawn looking great, we include a complete lawn fertilization and weed prevention program at no additional charge to you.
Overseeding
Our team will spread grass seed across your entire lawn to fill in bare spots, improve the density of turf, establish improved grass varieties and enhance your lawn's color.
